Glenn Dixon, the hotel's CFO, and Jeff Bridges, its managing member and general manager, have embarked on a journey to find the right buyer. After initially listing the property in 2024, they encountered a surprising lack of interest, prompting them to reevaluate their strategy.
"We had over 45 serious buyers, yet no offers. It was a puzzle," Dixon reflects. They realized that the hotel's unique nature, blending hospitality with entertainment, might have been a challenge for potential buyers to grasp.

Dixon and Bridges took a step back, made operational improvements, and refocused their approach. They partnered with THTR Productions to enhance the hotel's event offerings, adding a touch of Broadway-style glamor. Additionally, they brought in Baked on the River, a popular restaurant, to provide full-service dining options.
"We wanted to strengthen R3's role in the community," Bridges explains.

In a surprising move, the hotel has also embraced TikTok as a marketing tool, a decision that Dixon admits was unexpected.
"It's all about reaching a new audience and staying relevant," he says.
